Franchise SBA Loans Only Available If Your Brand Is Listed in the SBA Franchise Directory

The SBA's updated SOP 50 10 8 made SBA Franchise Directory listing a hard requirement for all franchise loan eligibility. A franchise brand that is not listed in the SBA Franchise Directory cannot be financed with an SBA loan — period. Buyers who discover this issue after signing a franchise agreement and engaging a lender face weeks of delay and potentially a failed transaction.

The SBA Franchise Directory

The SBA maintains a database of franchise brands that have been reviewed and approved for SBA financing. The review process focuses on whether the franchise agreement creates an "affiliate" relationship between the franchisor and franchisee that would disqualify the franchisee from SBA's small business size standards. Brands with listings are approved for SBA financing; brands without listings are not.

The Directory can be searched at franchisedirectory.sba.gov. Search by brand name before making any franchise commitment. Note that some brands may be listed under a parent company name or a specific DBA — search multiple variations if a direct search returns no results.

Listing Statuses and What They Mean

Brands listed as "Active" can proceed normally through SBA financing. Brands listed as "Requires Addendum" need a specific addendum to the franchise agreement — the franchisor's franchise development team should know what this means and have the addendum ready. Brands not listed must apply for listing before any SBA loan can be processed — a timeline of 4–8 weeks or longer.

If Your Brand Is Not Listed

Contact the franchisor's franchise development team immediately. Established franchisors who actively support SBA financing will be aware of the Directory requirement and either already listed or in the process of applying. A franchisor who is unaware of the SBA Franchise Directory is a red flag — it suggests limited experience with SBA-financed buyers, which are the majority of franchise buyers in most price ranges.
